• flood risk 
• bushfire risk 
• basic raw materials demand (land fill to raise ground level) 
• land assembly (possible diversity of owners) 
• planning Investigation Area extent definition.

The Department commissioned a Bushfire Hazard Level Assessment for the area, which has now been completed.
